The job most roofs up here actually need, and the one I'd start with. I'm on the roof anyway, so the wash, the inspection and the small fixes all happen in the one go.

• Pressure clean or soft wash — whichever the roof actually needs, quoted before I start
• Gutters and downpipes cleared and flow‑tested
• The sheltered areas rain never reaches washed by hand — under eaves, fascia, the underside of gutters
• Full inspection while I'm up there — fixings, flashings, sealant, rust, ridge capping. If the roof is due for re‑screwing, this is where it shows up
• Minor repairs done on the spot at no extra call‑out — loose screws, resealing, a lifted flashing
• Photos and a plain rundown of anything bigger, with a price, no obligation

Why twice a year, not once: BlueScope's Colorbond warranty requires a minimum six‑monthly wash of the areas rain doesn't reach, and their own technical bulletin shortens that to three‑monthly in coastal areas like Weipa. Skip it and the warranty can be void. Up here the natural rhythm is a wash before the wet and another after it.

The most common job in Weipa, and the one that needs nothing but water. Dirt sits on the surface — it comes off with water volume, not harsh chemicals and not close‑range blasting.

• High‑volume rinse, wide nozzle, worked down the fall of the roof — never driven up under the laps
• Mild detergent only if the grime needs it
• Gutters and downpipes cleared and flow‑tested; sheltered areas washed by hand

Not sure whether your roof is dirty or mouldy? Neither are most people — they look the same from the ground. I'll look at it and tell you, and I'll always quote the gentler option if it'll do the job. Less chemical is cheaper for you and better for your tank and your garden.

Growth is alive and rooted into the surface. Blast it and you take the colour off and leave the rest — it's back within a season. Treated properly, it stays gone.

• Rainwater tanks disconnected first, gardens wet down before and after, thorough fresh‑water rinse

Abrasive and solvent cleaners damage the coating, and close‑range pressure drives water up under the laps. Mould has to be killed with chemistry, not blasted off — that's the difference between a clean that lasts and one that looks good for a month.

It's almost never the screw that fails. It's the rubber washer under the head — the sun perishes it long before the screw rusts out. So the roof looks fine from the ground while every fixing on it has quietly stopped sealing.

There is a window, and it closes

Every screw is a hole through the coating. Once the washer perishes, water sits in the hole against cut steel and the rust creeps outward into the sheet. Replace the screws while it's still a screw problem and the sheeting has years left. Leave it and there's nothing sound for a new screw to bite into — and a re‑screw becomes a re‑roof.

One is a couple of days and a few hundred dollars of fasteners. The other is tens of thousands. The photo is what "left it too long" looks like.

In a blow, sheets don't tear down the middle — they pull over the screw heads. Cyclone washers stop that, and I fit them on every screw, with Class 4 fasteners rated for coastal, driven to seat and no further. Weipa is Region C, cyclonic. Most houses are a one or two day job; I'll count the fixings and give you a fixed price before I start.

Leak tracing, storm damage, lifted sheets, failed flashings, ridge capping, resealing. The leak is rarely directly above the stain on the ceiling, which is why finding it properly matters more than patching where it drips.

Overflowing gutters find their way into the eaves and then the wall. Packed with leaf and grit, falling the wrong way, or rusted through at the joins — I clear them, fix the falls, and replace what's past saving.

Concrete has no coating to protect, so it takes the full pressure a roof can't. Surface cleaner for an even finish, growth treated first so it doesn't come straight back. A clean driveway lifts the whole place — especially before a sale or an inspection.

Colorbond only — it's the same sheet, the same fixings and the same rules as the roof, so it's work I know. Storm‑damaged panels swapped out, rusted or leaning posts replaced, rails and gates re‑hung, and short runs of new fence.
